Since the housing market took a downturn back at the end of 2008, the ratio of buyers to sellers has turned upside down on it’s head. Previously we can all remember times where sellers only had to put their property on the market for a matter of a few weeks until buyers were making generous offers. Statistics of 8 buyers bidding for 1 house were common stories and there was simply far more demand than supply. Nowadays it’s a buyers market and house sellers are struggling to get people through their door. Previously you could easily achieve 100% market value for your home on the open market. On the opposite side of the coin to if you were a first time buyer looking to buy a shared ownership home with the developer retaining some equity. You will act as the developer who is retaining a percentage and sell the remaining amount. This would be so that you receive a large portion of your properties value in cash now and retain the remaining equity in your ownership, which can act as a property investment resulting in an even greater overall sale value over a period of time. For many their current situation may mean that they don’t have enough available equity to enter a shared ownership sale instead they may have zero equity and are not expecting to make any money from the sale of their home. If this is the case a lease option contract could be used to do a simple exchange of the property thus relieving the seller from the burden. These are just a couple of creative but very useful solutions that are on the market today.
