What are the costs of selling my house?
For many homeowners across the UK it has not only become a challenge to sell your home but it can also come at some price. Estate agents up and down the country often charge 3% for a non exclusive contract, this means for the the average homeowner of £163,000 they will have to pay almost £5,000 to their local estate agent. This is money that anyone would like to keep and it is of course important to have at least enough equity in your property so that you can pay the agent his fee. It may seem like your estate agent will make a lot of money but there are costs that they need to pay for, such as advertising in the local paper and on rightmove etc, If you do opt for an exclusive relationship then you will probably find that your agent is more willing to advertise your house in the local paper and you may also get a nice spot in the shop window. It may seem beneficial to choose multiple agents and pay a slightly higher fee of 3% but there are negatives to this approach in the eyes of your estate agent. They firstly know that they will receive less money once your home is sold, there is also the threat that another agent may sell your house first and no one wants to spend time investing in marketing your property for someone else to pinch the business. You would think that this threat would spur an agent on to make more of an effort to sell your house first. In practice it doesn’t seem to be the case and you will often find that little expenditure would have been invested in you and you may not be advertised in the local paper etc.
